Why Barndominiums Are Uniquely Hard to Insulate
The same features that make barndominiums appealing — open steel framing, large clear-span areas, mixed residential and shop space — also create insulation challenges that standard fiberglass and rigid board products cannot adequately address. In Houston's Climate Zone 2A, these challenges are amplified by year-round heat, high humidity, and regular tropical storm events.
Metal Doesn't Insulate — It Conducts
Steel framing and metal roofing and siding conduct heat aggressively. During Houston summers, the metal shell of an uninsulated barndominium becomes a radiator. Standard insulation materials compress against the metal, leave gaps at purlins, and fail to address the thermal bridge running through every steel member.
Condensation Is a Constant Problem
When warm, humid Gulf Coast air contacts the cooler interior metal surfaces of a barndominium, moisture condenses. This leads to rust on the steel frame, water damage to stored items, and mold risk in the living area. Fiberglass batts absorb this moisture instead of blocking it.
Air Infiltration Through Panel Gaps
Over time, the gaps between panels, around poles, and at joists and rafters grow as the structure settles. Conditioned air escapes and outdoor air infiltrates, driving HVAC costs higher and making temperature control increasingly difficult.

Closed-Cell Foam

Why:
Rigid, vapor-retarding, and FEMA-approved. Bonds to metal, fills corrugations, and eliminates condensation. The go-to choice for barndominium exteriors and high-humidity exposures.
Open-Cell Foam

Best for:
Interior partition walls, ceiling assemblies in conditioned spaces, sound separation between rooms
Why:
Lighter, softer, and roughly twice as effective at sound dampening as closed-cell. Often used in the living area interior walls and ceilings of barndominiums where sound privacy between rooms is a priority.
What to Expect from a Barndominium Spray Foam Job
Barndominium spray foam projects typically take 1–2 days depending on the size of the structure and the scope of work. New construction is fastest — we access the open framing before drywall or interior finishes are installed. Retrofit projects on existing structures require more coordination around existing finishes.

Barndominium FAQ
HOW THICK DOES THE CLOSED-CELL FOAM NEED TO BE ON THE ROOF DECK?
For Houston's Climate Zone 2A and a fully conditioned barndominium, we typically recommend 3–4″ of closed-cell at the underside of the roof deck (R-19 to R-26). This brings the roof assembly into Code compliance for an unvented attic/conditioned space and eliminates the thermal drive from the metal roofing above.
CAN YOU INSULATE A BARNDO SHOP AREA WITHOUT FULLY CONDITIONING IT?
Yes — many barndominium projects have a shop or garage section that doesn't need to be held to the same temperature as the living area. We can insulate the shop with a lighter application to reduce radiant heat and condensation without the full load-bearing insulation required for conditioned spaces.
WHAT ABOUT VENTILATION AND MOISTURE MANAGEMENT WITH SPRAY FOAM?
With a properly spray-foamed barndominium, you need to supply fresh air mechanically — the building is too tight for natural infiltration to provide adequate ventilation. We recommend coordinating with your HVAC contractor to size an ERV or HRV unit appropriately. We can discuss this during the assessment.
